Our Major Defects Survey is an enhanced RICS level 2 survey. The report is bespoke to the property. It pinpoints and provides insight into major defects, as well as potential maintenance issues, remedies, and associated timescales and an estimated budget for repairs.
A Major Defects Survey (RICS level 2) is suitable for properties of all ages.
The purpose of a survey is to investigate a property and inform you of the condition of the building, highlighting any major concerns so as to minimise risk and provide peace of mind.
Our Major Defects Survey (RICS level 2) is a slimmed down Full Building Survey, commenting on the main structural elements of a property, but omitting comments on cosmetic items (such as age and condition of sanitary and kitchen fittings).
As this is a bespoke survey, we can also provide advice regarding extensions or alterations (such as the removal of walls) etc. as an add-on.
This type of report is suitable for all ages of property and is our most popular survey with an estimated 70% of our clients preferring this option.

Contact us by phone or email and provide details of the property you are looking to purchase. Confirm your requirements and any specific concerns you might have. We will look at the property online and provide you with a quote.
If you are happy with the quote, we will arrange with the estate agent for access to carry out the survey and let you know once a date has been confirmed.
You can rest assured of our utmost attention to your instruction and requirements, and we can give you a quick overview of results on the phone following the inspection.
Your report will be issued within 5-7 working days following the inspection and sent by email. A printed copy is also available on request.
Our reports are entirely tailored to your requirements and the property that we inspect. Where we find issues, we provide practical advice in plain English. Furthermore, we are happy to discuss the findings with you if required.
The costs of a Major Defects Survey (RICS level 2) will depend on a number of factors, and we quote each property on its own merits after viewing it online.
We do not generally consider the sale price, rather the complexity of the building and the estimated time needed to thoroughly inspect the property, consider any defects and issue a report.
Although we cannot guarantee a reduction in sale price, most of our clients use the findings of our report in negotiations with the vendor. You may find that the reduction in the price of the property more than covers the cost of the survey. Even if the vendors are unwilling to adjust their price, you can make a more informed decision about your purchase.
