We recently prepared two commercial valuations for a religious trust in London – one for its new Hindu temple, and the other for its now derelict former place of worship, which it wanted valued for letting as a commercial office. Both valuations were prepared to satisfy the trust’s annual financial records.

We approached the two valuations in distinct ways. For the new temple, we didn’t need to consider other uses for the building beyond a place of worship. Instead, we sought comparable market data – which is not easy to find – before applying the depreciated replacement cost (DRC) method. This resulted in a robust valuation, which we shared with our client in a detailed report.
When valuing the trust’s previous temple – now essentially derelict but structurally suitable for potentially converting into offices (subject to planning) – many other influencing factors needed to be considered.
We gathered comparable office data and also considered factors such as desirability, accessibility, noise, and parking before submitting a comprehensive report.
