Adapting a half-built extension to create two separate properties

In Brief:

Our client had initially wanted to extend a property on a large corner plot to create a more spacious family home and had asked us to draw up plans for the project. Designs were developed and planning approved, and the client, being an experienced builder, had progressed with the construction of the ground floor of the extension. But then circumstances changed, so the client got back in touch with us to request that the plans be reworked to create two separate dwellings.

Delivering value at every stage

We consulted with our client to understand exactly what they wanted to achieve before surveying what had been built so far. We then worked to adapt the original extension designs to create two separate dwellings, incorporating as much of the built construction as possible to help keep the costs of the conversion down.

Plans for the new separate dwelling included a large living/dining room, kitchen and bathroom on the ground floor. We also incorporated a staircase to a second floor with two double bedrooms and a bathroom.

Meeting our client’s brief and strict planning regs

Critical to the project was achieving a design that would be accepted by the planning department. There is an established ‘street scene’ on the road and we needed to ensure that the front of the final construction reflected this style. The separate dwelling also needed to look like part of the existing building, rather than a separate one.

We explored several options, and worked closely with planning, to reach a solution that both delivered what our client wanted and met planning requirements. Planning permission has been granted, and we are now working on Building Regulations. Soon, we’ll be taking this project to the next stage and helping our client fulfil their goal.
