A HomeBuyer Survey (RICS level 2) is a proforma style report which highlights key issues. It is the entry level for pre-acquisition surveys and is typically only suitable for newer properties (built within the last 30 years) or those in very good condition.
The purpose of a survey is to investigate the property, inform you of the condition of the building, and highlight any major concerns to minimise risk and provide peace of mind.

The report contains condition ratings for the main parts of the building, garage and some outside elements.
The surveyor will note if it was not possible to check any parts of the property that the inspection would normally cover. If they are concerned about these parts, they may recommend further investigations, which could incur additional costs. The report does not include the cost of any work to put right defects, or make recommendations on how these repairs should be carried out.

Your report will be issued within 5-7 working days following the inspection and sent by email. A printed copy is also available on request.

The costs of a HomeBuyer survey will depend on a number of factors, and we quote each property on its own merits after viewing it online.
We do not generally consider the sale price, rather the complexity of the building and the estimated time needed to thoroughly inspect the property, consider any defects and issue a report.
Although we cannot guarantee a reduction in sale price, most of our clients use the findings of our report in negotiations with the vendor. You may find that the reduction in the price of the property more than covers the cost of the survey. Even if the vendors are unwilling to adjust their price, you can make a more informed decision about your purchase.
