Level 3 Building Survey
A RICS Home Survey – Level 3, also known as a Building Survey or Structural Survey, covers both major and minor defects, potential maintenance issues, remedies, associated timescales, and an estimated budget for repairs.
It includes more description and analysis of the construction of the property as well as decorations, internal fixtures and fittings, and detached outbuildings. Energy efficiency improvement advice is also included.
The purpose of a survey is to investigate a property and inform you of the condition of the building, highlighting any major concerns so as to minimise risk and provide peace of mind.
A Full Building Survey report is a RICS level 3 report, the upper level for pre-acquisition surveys. It is suitable for all properties, but is particularly relevant for rural buildings, large dwellings, or listed buildings with complex requirements. It is ideal if you have plans to extend or undertake alterations to the property.
The Building Survey aims to:
- help you make a reasoned and informed decision when purchasing the property, or when planning for repairs, maintenance or upgrading of the property
- provide detailed advice on condition
- describe the identifiable risk of potential or hidden defects
- where practicable and agreed, provide an estimate of costs for identified repairs
- make recommendations as to any further actions or advice which need to be obtained before committing to purchase
We inspect the inside and outside of the main building and all permanent outbuildings. We also visually inspect the parts of the electricity, gas/oil, water, heating, drainage and other services that can be seen, but these are not tested other than normal operation in everyday use.
Where practicable and agreed, we report on the cost of any work for identified repairs and make recommendations on how these repairs should be carried out.

Assessment
If you are happy with the quote, we will arrange with the estate agent for access to carry out the survey and let you know once a date has been confirmed.

Step 3
The report
Your report will be issued within 5-7 working days following the inspection and sent by email. A printed copy is also available on request.
Our reports are entirely tailored to your requirements and the property that we inspect. Where we find issues, we provide practical advice in plain English. Furthermore, we are happy to discuss the findings with you if required.

How much does a full survey cost?
The costs of a Full Building Survey will depend on a number of factors, and we quote each property on its own merits after viewing it online.
We do not generally consider the sale price, rather the complexity of the building and the estimated time needed to thoroughly inspect the property, consider any defects and issue a report.
Although we cannot guarantee a reduction in sale price, most of our clients use the findings of our report in negotiations with the vendor. You may find that the reduction in the price of the property more than covers the cost of the survey. Even if the vendors are unwilling to adjust their price, you can make a more informed decision about your purchase.
