Our architectural designs are developed collaboratively, taking into account the technical, commercial and practical features of a building, and with a focus on quality and attention to intricate detail.
We work with a diverse range of clients and have built a reputation for our high quality design and excellent service.
Our services cover all RIBA work stages including: feasibility, planning, detail design, production information (BIM level 2), project coordination and site inspection. We can also develop photo-realistic visualisations and interactive VR walk-throughs in-house.
Our 6 stage process has been created to help minimise risk and ensure projects run as smoothly as possible.
Stage 1
Preparation and brief
There are often multiple ways of achieving your objective and some will offer better value than others. It is therefore crucial to define the purpose of a project from the outset and establish the most effective route.

- Gather information to frame the project and facilitate commencement of design including:
- Topographical survey, measured buildings survey, third party information, cross over with our surveying department services.
- Site constraints and site analysis.
- Historical information, building listings, conservation area and tree preservation orders.
- Define the project outcomes and budget.
- Define project responsibilities and information output requirements.
A feasibility study can help further define the brief by assessing the scope and scale of development best suited to the site and your requirements.
Stage 2
Concept and design
Understanding both the site and your requirements is key to creating concepts and buildings that will fulfil your brief. We’ll explore your brief, producing a number of ideas and concepts before providing different options for your consideration, some of which you may not have thought of.

- Key engagement stage involves design iterations and getting feedback from you.
- Designs remain fluid at this stage and are used to frame the general project aspirations and requirements. Further refinement can take place in the next stage once you have reviewed the designs with our design team.

Stage 3
Developed design
The developed design stage focuses on validating the Architectural Concept from stage 2 through more detailed design, approvals – such as for planning, detailed cost analysis, and structural and service engineering.

- Detailed cost analysis in tandem with an emerging project specification.
- Design becomes more fixed allowing the Architect and design team to move towards finalising the technical design ready for construction.
Stage 4
Technical design
Modern buildings tend to be complex and comprise of a myriad of products and components. Building Regulations have exacting standards that must be met, while contractors also need to be fully briefed.
The technical design stage includes coordinating the structure, services, materials and products into detailed designs with schedules and specifications.

- Technical design drawings and detailed specification document.
- Evolve detailed designs and specifications from specialist consultants such as Structural Engineers, Mechanical and Electrical Engineers.
- Application for building control approval.
- Project procurement – inviting checked and trusted contractors to tender for the project and provide costs and timngs for consideration.
- We can also draw up and oversee the execution of a building contract ensuring the construction will be delivered in a fair and equitable way for all parties involved.
Stage 5
Construction
We arrange the appropriate building contract for the project and administer the contract to ensure it progresses on time and on budget.

- Work directly with you and the contractor to ensure your vision is realised as a beautiful, well-constructed and safe building.
- Attend the site regularly to assess the quality of the construction work, record findings and report directly to the project team.
- Handle day-to-day communication between the whole project team, ensuring everyone has access to the right information when they need it.
- Assess, review and certify all payment applications. You only pay what is due and have the reassurance of a team of professionals monitoring your project’s budget.
- Identify potential risks – be they health and safety, budget, or project procurement – and help to manage your project’s smooth and risk-free delivery.
Stage 6
Handover
We will come and see you and inspect the building following completion to resolve issues or defects that have arisen. We want you to be both delighted and entirely satisfied at the end of the project.

- You will have access to support from our professional team for a further 6-12 months.
- We will be on-hand to deal with any niggling issues that may occur during your initial occupancy such as cracking plaster or sticking doors. You may even think of minor alterations that might make your experience of your new property even better.
- By the end of this stage you can be sure that your property will be in tip top condition ready to serve you for many years to come!
